Nakheel launched Palm Jumeirah in 2001 as a trunk, a set of fronds and a crescent breakwater, extending about five kilometres into the Gulf. Nakheel gives its size as 560 hectares; Property Finder says 5.72 km². Luxury Travel Magazine counts sixteen fronds lettered A to P — Propsearch’s text says fourteen, though its own list runs A to P. The crescent is 11 km long and 2 m above the sea; a beach-enhancement programme from September 2022 to the end of 2023 placed 1.5 million cubic metres of sand along 55 km of beachfront. dubizzle puts completion at 2006 and the cost at AED 44 billion.
Nakheel says about 25,000 people live here; The National says more than 35,000, with 2.5 million visitors a year. Propsearch’s stats box lists 192 buildings, 1,739 villas and 20,958 homes in 39 sub-communities, though the same page’s text gives smaller figures. It is the city’s big-ticket market: Property Finder Market Watch had Palm Jumeirah with the highest value of ready-property sales in Dubai in 2024, at 5.6% of the total, and fäm’s DLD data put it in the top three for US$10M-plus deals in the first eight months of 2026.
dubizzle names Palm Jumeirah the most popular area for buying ultra-luxury apartments in H1 2026. fäm’s DLD data counts 35 apartments worth AED 2.18bn and 28 villas worth AED 1.85bn sold above US$10M here between January and August 2026.
Bayut describes the residents as professionals, families and investors, with most villas and townhouses on the fronds; Property Finder tags it family-friendly. Nurseries are on the island, but the nearest KHDA Outstanding schools are on the mainland in Al Sufouh.
Khaleej Times calls it one of Dubai’s strongest concentrations of high-value leasing: 191 rental contracts of AED 1M or more from January to August 2026, median AED 1.50M. dubizzle ranks it first for ultra-luxury apartment and villa rentals. Expect income, not yield.

ValuStrat, by contrast, listed the Palm among Dubai’s sharpest annual declines in August: villas −6.2%, apartments −8.6%. Resales also achieve less than the asking averages — Metropolitan’s Q3 figures were AED 2.89M for a 1-bed and AED 5.72M for a 2-bed. At the very top, a 26,552 sq ft villa in the Ayumi project sold for AED 260M, reported in September 2026.

Villas return 3.62% (Metropolitan, Q3) to 4.05% (dubizzle). No metro or tram on the island. The Palm Monorail — 5.5 km and the only public transport on Palm Jumeirah — reopened in July 2026 after a six-month maintenance closure. Trains run every 15 minutes from Palm Gateway, 09:00–21:45, the last leaving Atlantis at 22:00. Bayut gives fares of AED 10 one way, 15 return and 35 for a day pass; Property Finder says “from AED 5”. A footbridge links Gateway to the Palm Jumeirah tram stop, about ten minutes on foot. For the metro, Property Finder recommends Sobha Realty, four tram stops away; Bayut names Dubai Internet City and Nakheel.
Road access is by the bridge from Sheikh Zayed Road (E11), with a sub-sea tunnel from the trunk to the crescent; Bayut lists peak-hour congestion at the entry and exit points as a drawback. RTA’s AED 6bn agreement with Dubai Holding (March 2025) adds acceleration and deceleration lanes at six locations and two pedestrian bridges on the Palm, cutting travel time within the island by 40% — no completion date. Sources list the monorail stations differently: The National includes Golden Mile Galleria, Bayut The Pointe. Bus 8 (Al Baraha–Ibn Battuta) stops near Palm Gateway, Nakheel runs a free shuttle, and a monorail link to Dubai Internet City metro is planned with no date.
