Nakheel launched Jumeirah Village Circle in 2005 as a freehold community on Sheikh Mohammed bin Zayed Road between Hessa Street and Al Khail Road. Nakheel gives its size as 560 hectares; Khaleej Times and Propsearch say more than 870. The master plan runs to 573 buildings, more than 2,000 villas and townhouses, and close to 100,000 homes when complete, laid out in ten districts numbered 10 to 19 around 33 landscaped parks.
Circle Mall, opened in April 2021 with Spinneys, Nesto, around 80 shops and 2,500 parking spaces, gave the area a centre. Nakheel put the population at 95,000 that year. What defines JVC today is choice: Bayut lists 227 off-plan projects here, and Property Finder data in June 2026 showed JVC holding 9.7% of every home listed for sale in Dubai.

Bayut records a slight 2.06% drop in JVC apartment prices in H1 2026 against AED 1,470 per sq ft. Property Finder’s transaction page shows 7,442 sales at an average AED 1,143,670. Cavendish Maxwell counted JVC first in Dubai for ready-apartment sales in H1 2026 with 1,812 deals, and third for off-plan apartments with 3,055. Off-plan launches on Bayut start from AED 479,000 (Samana Waves) and AED 765,000 (Binghatti Etherea, Q4 2027).

Hessa Street Phase I opened in April 2026, doubling it to four lanes each way between Sheikh Zayed Road and Al Khail and cutting the run from 15 minutes to four; Phase II — 3 km to E311 with a 780 m bridge at JVC and a tunnel under E311 — was awarded in February 2026 with no completion date announced.
