Dubailand was announced in October 2003 by Tatweer, a Dubai Holding company, as a 278-square-kilometre leisure city. The 2008 crisis stopped it; work resumed in 2013 with many attractions cancelled and the land re-planned as self-contained residential communities. Global Village, IMG Worlds of Adventure, Dubai Outlet Mall, Motor City and Miracle Garden are what remains of the original idea.
What grew instead is a belt of family townhouse communities: Villanova and Mudon by Dubai Properties, Cherrywoods and The Acres by Meraas, Arabian Ranches 3 by Emaar, plus Rukan, Al Barari and the apartment-led Dubailand Residence Complex. All of it is freehold, and all of it is connected by Emirates Road (E611), Sheikh Mohammed bin Zayed Road (E311) and Al Qudra Road (D63).

Property Finder’s renter profile for the area is 43% families and 27% retirees — people who stay. Gated communities, central parks and community souks make it self-contained.

Bayut’s H1 2026 report averages Dubailand villas at AED 1,609 per sq ft (3-bed AED 3.11M, 4-bed AED 4.03M, 5-bed AED 11.4M). Its live villa index reads AED 1,677 per sq ft in September 2026, up 27% in twelve months. Property Finder records 285 Villanova sales at an average AED 3,398,216. The Acres launched at AED 5.09M for a 3-bed and AED 6.79M for a 4-bed, with handover in October 2027.

Asking rents eased over the summer: Villanova −5%, Cherrywoods −4%, Arabian Ranches 3 −7% and Mudon −5% over six months on Bayut. Yields by community on Bayut: Villanova 5.38%, Cherrywoods 5.26%, Mudon 5.37%, Arabian Ranches 3 6.36%, Rukan 6.71%.
No metro, and none planned: the Blue Line opening in 2029 stops at Dubai Silicon Oasis and Academic City, not Dubailand. Bayut is explicit that some areas rely on private cars. Mudon has feeder bus F32 to Jumeirah Golf Estates station.

Villanova to Dubai Mall is about 29 minutes and Cherrywoods to DXB about 26 (Propsearch); Arabian Ranches 3 to DXB about 25 (Bayut). Emirates Road carries a 110 km/h limit; a 25 km widening from three to five lanes is under way, with the Sharjah-side stretch opened in August 2026.
