Dubai Silicon Oasis sits at the crossroads of Sheikh Mohammed bin Zayed Road (E311) and the Dubai–Al Ain Road (E66), with Nad Al Sheba to the north, International City to the east and Academic City to the south. It is run by the Dubai Silicon Oasis Authority (DSOA), part of the Dubai Integrated Economic Zones Authority. The start date depends on the source: DSO’s own site says 2006 under Law No. 5, Property Finder says the government launched it in 2003. Bayut gives the area as about 7.2 sq km; DSO’s site says 7.
Around the business parks is a residential town. Gulf News counted more than 20,000 apartments in 145 buildings in 2020, plus the Cedre and Semmer villa communities; DSO now gives its population as 90,000+, against 88,000 in Gulf News’s 2020 count. It has its own mall, the 350-bed Fakeeh University Hospital, RIT Dubai’s campus and GEMS Wellington Academy. In January 2026 the government launched an AED 12.8bn expansion: District IO and Block 14, a residential-led district near the future Blue Line station due in 2029.
Bayut’s guide names working professionals, entrepreneurs, students and academic staff. RIT Dubai’s campus here is designed for up to 4,000 students, and Academic City is next door.
Bayut’s 2025 report named DSO the most popular area in Dubai to buy affordable apartments, with a 7.91% ROI and the biggest price rise among affordable areas, +28.5% to AED 1,108 per sq ft.
Bayut describes DSO as ideal for families and young professionals after affordable homes. Cedre and Semmer villas, GEMS Wellington Academy inside the zone, and Indian International School fees from AED 9,679.

RTA widened the SMBZ exit into DSO from one lane to two in September 2025, and the 3.5 km Al Rowaiyah Street, opened in February 2026, cut the trip to SMBZ Road from ten minutes to four. Buses X25 and 365 serve the area per Bayut; new RTA routes 35, 37A and 37B to International City started on 17 July 2026, every 30 minutes at peak.

betterhomes calls DSO “primarily a leasehold area”, with only Cedre Villas freehold for foreign buyers; Metropolitan calls it a designated freehold area for all nationalities; some listings advertise individual towers as freehold, and DSO’s own pages do not state residential tenure. We do not take a side: the title deed, and DSOA, confirm the tenure of each unit. Check it before you pay a deposit.
The Blue Line’s DSO station is due on 9 September 2029; the line was 20% complete in May 2026. Until then it is a car, a bus or a 15–20 minute drive to Centrepoint.
Bayut flags congestion at the main entrances and exits and on the E311 and E66 at rush hour; Property Finder lists continuous construction, noise, debris and dust. District IO (AED 11bn, 25 buildings, phase 1 from 2026) and Block 14 (completion 2029) add more sites.

Sources disagree. betterhomes calls DSO primarily leasehold, with only Cedre Villas freehold for foreigners; Metropolitan calls it a designated freehold area open to all nationalities; Bayut confirms freehold for Cedre Villas. DSO’s official pages do not say. The title deed, and DSOA, confirm the tenure of each unit — check before you commit.
