Dubai Marina was master-planned by Emaar, inspired by Vancouver’s False Creek, with construction starting on 17 October 2000 and the first phase of six towers — Marina 1, 1,100 apartments — completed in 2003. The man-made canal runs about three kilometres with sea access at both ends, lined by Marina Walk, a promenade that stretches more than seven kilometres around the water. It is freehold.
Propsearch counts 431 buildings and about 60,000 homes here; around 90% of the roughly 200 skyscrapers are residential, and the 2024 population was 70,550 with capacity for more than 120,000. Next door are JBR with its 1.7 km beachfront, Bluewaters Island with Ain Dubai (reopened December 2024), and Dubai Harbour with its 1,100-berth marina and cruise terminals.
Luxhabitat describes the typical resident as singles and young couples after a fast-paced lifestyle; Bayut adds professionals and expatriates. Restaurants, gyms, the beach and two metro stations are all walkable.
Khaleej Times names the Marina among the tourist-heavy areas with the strongest holiday-home demand. Property Finder puts short-term yields at roughly 7–8% before expenses against 4–5% long-term.
About 60,000 homes and 3,838 current listings on Property Finder; Bayut reports the Marina led interest in the luxury apartment segment in H1 2026. Registered sales, though, fell 60.7% in a year — a market with plenty of stock and patient buyers.

Bayut’s TruView index, built on registered DLD transactions rather than asking prices, reads AED 2,439 per sq ft in September 2026, down 3.18% over twelve months. Property Finder shows a median listing price of AED 2.5M and 2,259 sales in the past twelve months — 60.7% fewer than the year before. Emaar’s current launches in the Marina start from AED 4,575,888.

For holiday homes, AirROI’s data for August 2025 to July 2026 shows 41.1% occupancy, an average nightly rate of US$252 and about US$24,486 a year per listing — on a small sample, so treat it as indicative. Dubai-wide, the median short-stay asking rate was AED 780 a night in November 2025 and winter demand runs 2.5–3 times summer.
Two Red Line stations: Sobha Realty (opened 2010 as Dubai Marina station) and DMCC. Both connect to the Dubai Tram — 10.6 km, eleven stops from JBR through the Marina to Al Sufouh, every ten minutes at peak, AED 3 a ride — which links to the Palm Monorail.
Drive times from Bayut and Emaar; Palm Jumeirah from Propsearch; DWC and Expo figures from Rome2Rio. Sobha Realty station is a five-minute walk over the footbridge to Marina Walk. Property Finder notes that the new bridges to Sheikh Zayed Road for Dubai Harbour have eased peak-hour exits from the Marina.

Marina Pinnacle (Tiger Tower, 77 floors, 2011) has been closed since the June 2025 fire that evacuated 3,820 residents. On any pre-2015 tower ask about the cladding status and the building’s civil-defence certificate.
Registered prices per sq ft fell 3.18% in the twelve months to September 2026 and sales volumes fell sharply. Property Finder nonetheless forecasts values rising from AED 2.5M in April to about AED 2.7M by December 2026 — forecasts are opinions, not data.
Every active Dubai Marina listing in AirROI’s sample carries a DET registration; a permit per unit is required, and supply fell a third year on year.
