Al Furjan means “small villages” in Arabic, and that is how Nakheel planned it: a gated master community of 560 hectares between Sheikh Zayed Road (E11) and Sheikh Mohammed bin Zayed Road (E311), with Al Yalayis Street (D57) on the south side. The 2008 plan set out more than 4,000 homes in four communities, each with its own neighbourhood centre, in Dubai-style and Quortaj villas — the latter blending Islamic and Mediterranean architecture — with Al Hejaz added as a third style. Propsearch counts Phase 1 at 819 houses, finished in May 2013.
Since then the gaps have filled with mid-rise apartment blocks — Property Finder says most are by Azizi, with Danube, Ghreiwati and Imtiaz — and with new gated villa phases, Murooj Al Furjan (2021) and Tilal Al Furjan (2022). Population figures move with the source: Dubai Media Office gave 26,000 in May 2021, Nakheel “nearly 30,000” in 2022, and Gulf News reported a target of 65,000 when complete. No 2026 figure is published.
dubizzle’s 2025 data had Al Furjan and DAMAC Hills 2 dominating Dubai’s mid-tier and affordable villa segments, for sales and rentals, “buoyed by family-oriented layouts and improving connectivity”. Bayut and Property Finder both describe it as quiet, suburban and family-friendly.
Bayut’s H1 2026 report gives Al Furjan a 7.69% return in the mid-tier apartment segment. Its building averages run from 6.39% (Equiti Home) to 7.56% (Azizi Plaza), with studios from about AED 559,000.
Al Furjan has its own station on Route 2020, about six minutes from the Jebel Ali interchange with trains every ten minutes, and sits between E11 and E311 for the drive to the Marina, Jebel Ali or Expo City.

Sources disagree on villa prices: Bayut’s building-level averages put 4-bed villas at AED 7.21M (Quortaj) to AED 7.61M (Murooj Al Furjan), well above dubizzle’s AED 5.96M, so price the exact sub-community. Property Finder records 2,539 sales in the past year at an average AED 1,945,556; registered deals on 20–21 October 2026 included a 3-bed Quortaj villa at AED 3.85M (AED 1,607 per sq ft) and a 2-bed in Massakin Block B at AED 1.6M. Apartments on Bayut’s building averages: Azizi Plaza studios AED 559,000, Equiti Residence 1-beds AED 980,000, Equiti Home 2-beds AED 1.67M. Yields depend on the source and the product: 7.69% on apartments in Bayut’s H1 2026 report, 6.61% on Property Finder’s transaction page, 4.53% on mid-tier villas in dubizzle’s H1 2026 report. Rent direction is disputed too: Property Finder data reported in October 2026 shows Al Furjan rents up 15.15%, while Bayut’s villa rent index stood at AED 76 per sq ft in September 2026, down 1.27% in twelve months. At the top end, a family told The National in March 2026 they pay AED 430,000 a year for a 4-bed with pool in Tilal Al Furjan West.
Al Furjan station on Route 2020 — the Red Line extension from Jebel Ali to Expo City — opened on 1 January 2021. It is elevated, on the east side of the community on the D591 by Discovery Gardens, about six minutes from the Jebel Ali interchange, with trains every ten minutes. RTA feeder bus F45 runs between the station and Discovery Gardens every 20 minutes at peak.
Drive times are Propsearch’s Google Maps estimates unless marked. Road access is from Sheikh Zayed Road (E11), Sheikh Mohammed bin Zayed Road (E311) and Al Yalayis Street (D57), per Nakheel. A 40 km cycling track linking Discovery Gardens, Garden View Villas and Al Furjan was begun in 2017.

Nakheel’s 80-hectare neighbour, where handover of 892 homes began in August 2026. Property Finder lists its four- and five-bed villas at 4,238–6,006 sq ft.
Bayut’s own area guide says some parts are still under construction and “traffic congestion during peak hours can be a challenge”. Off-plan launches listed on Property Finder deliver as late as Q2 2028 (Sunvale, Sparklz by Danube).
dubizzle puts mid-tier villa ROI at 4.53% for H1 2026 and Bayut’s building averages for villas run 3.94–4.84%, against 7.69% for apartments. Price a villa here as a home first and an income asset second.
Property Finder’s 15.15% rise is “partly explained by more five-bedroom villas coming onto the market”, and three of the five comparable villa types declined. Bayut’s villa rent index is down 1.27% over twelve months, 5-beds down 5.92%.
Nakheel began handing over 892 homes at Jebel Ali Village next door in August 2026, and Property Monitor counts about 1,400 units in current Al Furjan projects. Dubai-wide, ValuStrat recorded villa values down 1.7% year on year in August 2026, the first annual drop since 2021.
Apartment buildings run a median AED 14.09 per sq ft for 2026, range 12–18, across 40 buildings (Continental Club, from DLD Mollak budgets); dubizzle quotes AED 1–3 per sq ft for Al Furjan’s villas. Ask for the RERA-approved budget of the exact building.
None of the Bayut, Property Finder or Nakheel pages we read states it outright. Property Finder lists neighbouring Jebel Ali Village, also by Nakheel, as freehold. Check the title deed and the plot with the Dubai Land Department before you commit.
Bayut’s H1 2026 report gives 7.69% on apartments; Property Finder’s transaction page shows 6.61%. Villas return less: 4.53% in dubizzle’s H1 2026 report and 3.94–4.84% on Bayut’s building averages.
Yes. Al Furjan station on Route 2020, the Red Line extension to Expo City, opened on 1 January 2021 — about six minutes to the Jebel Ali interchange, trains every ten minutes. RTA bus F45 links it with Discovery Gardens.
Bayut and Property Finder both call it family-friendly, with more than 30 parks. The Arbor School is inside (FS1–Year 13; KHDA Good per Bayut and Edarabia, Very Good per Property Finder), and Arcadia Global School, opened in 2023, is not yet rated.
dubizzle’s H1 2026 averages: 3-bed AED 4.18M, 4-bed AED 5.96M, 5-bed AED 10.82M, or AED 1,686 per sq ft. Bayut’s building averages for 4-beds are higher, AED 7.21M–7.61M, and its index shows AED 1,685 per sq ft in September 2026, up 5.99% in twelve months.
