Ajman covers 148 square kilometres with a population of about 583,000 (2024). Amiri Decrees 7 and 8 of 2008 opened freehold ownership to non-GCC foreigners in designated areas; UAE and GCC citizens can buy anywhere. The emirate’s property market is regulated and registered by the Department of Land and Real Estate Regulation, and 2025 passed 2024 before it ended: AED 25.3 billion of transactions by November against AED 20.5 billion for the whole of 2024.
Al Zahya is a grid-planned villa district on the emirate’s inland edge, bounded by Sheikh Mohammed bin Zayed Road (E311) and Al Hamriyah Road, next to Al Helio and Emirates City. It is 20 minutes from central Ajman and 40 from Dubai. Al Helio, on the eastern edge towards Sharjah, holds 29% of every property listed in Ajman, and Al Helio 2 topped the land department’s most-traded list in the January, first-quarter and August releases; Al Zahya was second in January and third in the first quarter.
A four-bed villa in Al Zahya averages AED 1.64M on Bayut, against AED 3.8–4.7M for a four-bed townhouse in Dubailand on the same portal. Property Finder describes a fast-developing district of villas and townhouses on a grid, 20 minutes from Sharjah.

Its index puts Al Zahya at AED 522 per sq ft in July 2026 (+1.7% in a year) and Al Helio at AED 530 in September (Al Helio 1 +4.6%, Al Helio 2 −1.9%). Property Finder’s median for Al Zahya is AED 1.6M on 4,002 listings. Across Ajman, Bayut recorded villa prices up 9–24% in popular areas in 2025.

Bayut’s guide gives ranges of AED 55,000–120,000 for a 3-bed, AED 65,000–110,000 for a 4-bed and AED 75,000–150,000 for a 5-bed. Ajman registered 73,472 rental contracts worth AED 2.91 billion in the first half of 2026. Under Ajman Law 2 of 2008 rent cannot rise in the first three years of a lease unless agreed, then by at most 10% per renewal.
No metro and no train: Etihad Rail’s passenger network, opening in phases from 2026, has no Ajman station — the nearest are Sharjah University City and Dubai. RTA buses E400 and E411 link Al Musallah in Ajman to Union Square and Etisalat stations in Dubai for AED 12–15.
Drive times from Property Finder and Bayut for Al Zahya. The morning run into Dubai builds up on Al Ittihad Road (E11) and on E311 around the Sharjah industrial areas and Muhaisnah; Emirates Road (E611) is the usual alternative. Al Helio to Dubai airport is 50–60 minutes on Property Finder’s estimate.
